how often should ac ducts be cleaned in florida

Cleaning and testing are different jobs, and in a Winter Springs house the second usually matters more. Test attic ductwork for leakage before any cleaning: 51.2% of the city was built 1970 to 1989 with R-4.2 flex duct that leaks at the boots and plenum into a 130-degree attic. Cleaning a duct that leaks a quarter of its air is polishing the wrong thing.

Test before you clean

Why the interval is the wrong question

There is no primary-source cleaning interval for Florida that we would cite, and the reason is that the interval depends on what the duct is made of and where it runs. Sealed sheet-metal trunk in a conditioned space can go many years. Original 1970s–80s flex in a vented Winter Springs attic is a different object: it is porous at the seams, its inner liner has often collapsed or torn, and “cleaning” it can do more damage than the dust was doing.

So the order is: leakage test first, with the result in cfm at 25 pascals written on the report; then a decision between sealing at a researched $500 to $2,500, partial replacement at $200 to $800 per section, or full replacement at $2,500 to $8,000. Cleaning is for a duct system that has passed. Duct costs, with the Duke $450 rebate.

The streets where the duct is the whole conversation, from the parcel file: Winter Springs Unit 4 (median 1977), North Orlando Townsite 4th Add Replat (1971), North Orlando Ranches Sec 02A (1980), Wildwood (1983) and Wedgewood Tennis Villas (1984). All have a middle half built inside a five-year window, so the duct systems on those streets are the same age to within a few years of each other.

When cleaning is the right job: after construction dust, after a rodent problem, or when a supply register is visibly discharging debris — and always with the coil and blower wheel done at the same time, because a clean duct feeding from a fouled coil is clean for a week.
