Winter Springs neighbourhoods we serve

We cover Winter Springs, FL 32708 — Tuscawilla and its many named phases, the Highlands, North Orlando Ranches, Oak Forest, Casa Park Villas, Parkstone, Jesup’s Reserve and the rest — plus the neighbouring Seminole County cities. The county parcel file records 224 distinct subdivisions inside the city limits, and the year each was built is the single most useful thing to know before anyone quotes you.

The twenty largest, from county records

Every subdivision below is measured, not estimated

These are the twenty largest subdivisions by parcel count, covering 3,665 of 13,297 residential parcels. Median year built and the quartile range come straight from the Property Appraiser’s file.

Source: Seminole County Property Appraiser CAMA extract, files dated 5 September 2026. Improved residential parcels (single-family, townhome and condominium; DOR codes 01xx and 04xx) in tax districts W1 and W2. Percentiles are nearest-rank on actual observed values, so every year shown is a year that exists in the data. “Window” is the 75th percentile minus the 25th percentile; rows with a window of two years or less are shaded. These twenty are the largest of 224 distinct subdivisions and cover 3,665 parcels, 27.6% of the city total. Names appear as recorded in the Property Appraiser’s subdivision file; two were tidied for readability (“Seasons The” → “The Seasons”, “Mount Greenwood Unit 5 Of” → “Mount Greenwood Unit 5”) and nothing else was changed. Both spellings, Tuscawilla and Tuskawilla, are the appraiser’s own.

The wider neighbourhood picture

Named communities and their build windows

This second table is a different and weaker source than the one above, and we are not going to blur them together. These build-year ranges come from per-subdivision realty listing pages, which give ranges rather than medians. They cover communities the appraiser’s twenty largest does not reach, including several that sit under the Tuscawilla umbrella.

Named Winter Springs communities with build-year ranges and what they imply for HVAC work.
CommunityBuild years Why it matters here
The Highlands1972-1985One of the oldest large tracts inside the city. Anything original here has been replaced at least once; expect 1970s-era R-4.2 flex duct in vented attics and straight-cool + electric strip heat as the original design.
North Orlando Ranches1962-2011 (Belmont Homes and various other builders)West of Tuskawilla Rd off SR 434 / Seminola Blvd. The widest build-year spread in the city, so system age and duct type vary house to house rather than by street.
Oak Forest at Tuscawilla1979-1994 (Bel Aire Homes and Ryland Homes)Approx. 1,300-2,700 sq ft under air, 3-5 bedrooms, no HOA. Largest of the Tuscawilla-era subdivisions; original equipment long past service life.
Country Club Village1979-1995Tuscawilla golf-course area. Spans the strip-heat era into the early heat-pump era, so two adjacent homes can need very different changeout scopes.
Dunmar Estates1980-2003 (various custom builders)Custom-built homes over two decades; duct layouts and equipment locations are not standardized, so load calcs matter more than a lookalike-house rule of thumb.
Tuscawilla Ridge1983Single build year - the entire subdivision's original systems aged out together, and replacement cycles still tend to cluster.
Casa Park Villas1984-1985 (townhomes)Attached townhomes. Relevant to rebates: Duke Energy treats townhomes as multifamily, which caps the HVAC rebate at $600 rather than the $1,000 single-family maximum.
Tuscawilla Forest1984-1986Small mid-1980s pocket inside the Tuscawilla umbrella.
Hollowbrook1985-1989Sits in the 1980-1989 band that accounts for 30.0% of all Winter Springs housing units - the single largest decade in the city.
Chelsea Woods1986-1996Straddles the point where heat pumps began displacing straight-cool + strip heat locally; verify which system type is actually installed before quoting a changeout.
Greenbriar1986-2001Fifteen-year build window; older phases are on their third system while later phases may be on their second.
Glen Eagle1989-1994 (Scott Philpot Homes and Von Jacobs Homes)Late-80s/early-90s stock. Median year built for the whole city is 1989, so this subdivision is a good proxy for the citywide middle.
Howell Creek Reserve1995-1999Late-90s stock; typically on its second system now.
Eagles Watch1995-1998Late-90s stock, same replacement cycle as Howell Creek Reserve.
Seville Chase1998-2001 (Engle Homes)Gated, larger homes; more likely to be two-system houses, which doubles both the failure exposure and the changeout ticket.
Stone Gable1998-1999 (Cambridge Homes)Tight two-year build window - a whole-street replacement cohort.
Parkstone2000-2004 (Centex Homes)Early-2000s gated community off SR 434; original equipment is now roughly 22-26 years old.
Avery Park2002-2003 (Morrison Homes)Early-2000s stock, R-22 era equipment originally - relevant when discussing why a repair on the original system is a dead end.
Barrington Estates2003-2005 (Engle Homes)Mid-2000s; first-generation R-410A systems appear in this era and are now reaching end of life.
Heritage Park2004-2006 (townhomes)Townhomes in the Town Center area; Duke rebates apply at the multifamily tier.
Jesup's Reserve2007-2013 (townhomes)Newest large attached-housing cluster; equipment is generally still on its original R-410A system.
Tuscawilla (umbrella community)1974-2017 across all phasesThe largest subdivision cluster in the city - a golf-and-country-club master community annexed into Winter Springs in 1972 as roughly 3,500 acres. Its many named phases (Oak Forest, Tuscawilla Ridge, Tuscawilla Forest, Country Club Village, Arrowhead, Chelsea Woods, Greens at Tuscawilla and others) each have their own build year, so 'Tuscawilla' alone does not tell you system age.

Source: per-subdivision listing pages at floridaneighborhoodrealty.com, retrieved September 2026. Secondary sources giving ranges, not medians — unlike the CAMA table above. Tuscawilla is a roughly 3,500-acre master community annexed into Winter Springs in 1972 whose phases span 1974 to 2017, so “Tuscawilla” on its own tells you nothing about system age.

Before you assume we are your city

A Winter Springs mailing address is not the same as being in Winter Springs

32708 is the city’s only street-delivery ZIP — 32719 is PO boxes only — and it covers ground well past the city limits: the unincorporated Black Hammock area on the south shore of Lake Jesup, plus portions of Casselberry, Longwood and Oviedo. Those addresses permit with Seminole County, not with the City. Winter Springs has also had an agreement with the County since 1987 governing annexation of unincorporated enclaves, so the boundary has moved over time.

How to check which side of the line you are on

Each of those cities is its own permitting authority except where the address is unincorporated, in which case Seminole County issues.

One more thing the parcel file tells us

Nearly a third of Winter Springs houses have a pool

4,166 of 13,297 residential parcels, 31.3%, carry a pool. That is not trivia when you are siting a condenser: the pool equipment pad, the screen enclosure and the deck all compete for the same side yard, and clearances, service access and the electrical disconnect have to work around them. In the Tuscawilla units it is close to universal.
