Tuscawilla

AC replacement in Tuscawilla, Winter Springs, Florida

Tuscawilla is a 3,500-acre master community whose phases span the 1970s to 2021, so the phase, not the name, sets the job. Units 14A and 14B and Oak Forest Unit 6 are 1986–89 strip-heat-era houses of 2,000 to 2,700 square feet; Tuskawilla Crossings is 2019–21 and still on original equipment. Both spellings are the county appraiser’s.

Six Tuscawilla plats, four decades apart

Tuscawilla is a roughly 3,500-acre golf-and-country-club master community annexed into Winter Springs in 1972, and its named phases span the 1970s to the 2020s. The appraiser spells it both ways — Tuscawilla and Tuskawilla — and both are the county’s own. Among the twenty largest subdivisions in the city, these are the Tuscawilla-area plats:

Read the middle column. Tuscawilla Units 14A and 14B and Oak Forest Unit 6 are 1986–89 with a 1970–89 share above 86% — strip-heat era, big houses, and pools on most lots. Tuskawilla Crossings Phases 1 and 2 are 2019–21 and still on original equipment. “Tuscawilla” on its own tells you nothing about system age; the phase tells you everything.

The 1980s phases

Big houses, pools and strip heat

The 1980s phases are the changeout market, and they are a specific job. Medians of 2,582 and 2,686 sq ft put Units 14A and 14B at 4 to 5 tons after a load calculation, often as two systems; 124 of 140 and 141 of 153 parcels carry a pool, so the condenser shares a side yard with the pool pump and a screen cage. The Orlando-metro guides put 4–5 ton systems at $10,500–$15,000+, which is where the City permit reaches $240 to $285 — and where a $15,000 contract also drops out of HB 803’s five-business-day permit clock, which stops at work valued under $15,000. The clock, conditioned correctly.

Most of those houses were built with straight cooling and strip heat, so the heat pump conversion Duke publishes up to $1,000 for applies — after the Home Energy Check. The wider Tuscawilla umbrella, per realty listing pages, includes Oak Forest (1979–94), Country Club Village (1979–95), Tuscawilla Ridge (a single build year, 1983), Chelsea Woods (1986–96) and Greenbriar (1986–2001); those are secondary-source ranges, not appraiser medians, and are labelled as such on the service-areas page.

Tuskawilla Crossings is the other end: 371 parcels, medians 2,494 and 2,531 sq ft, built 2019–21. Those systems are A2L-era or late R-410A, under manufacturer warranty that — under s. 559.957, Fla. Stat. — runs from the installation date and cannot be shortened for an unreturned registration card. The work there is maintenance and warranty-adjacent repair, not replacement.
