Sizing
AC sizing and Manual J in Winter Springs, Florida
The median Winter Springs house is 1,827 square feet under air, which the 500-square-feet-per-ton rule of thumb rounds to four tons and a Manual J load calculation usually puts at 3 or 3.5. Oversizing in Central Florida cools fast and leaves the humidity behind, and it is the largest single lever on the price.
The problem
Why 500 square feet per ton is the expensive mistake
The rule of thumb is one ton per 500 square feet. On the median Winter Springs house — 1,827 sq ft under air — that gives 3.7 tons, which a salesman rounds to four. A Manual J load calculation on the same house, with its actual orientation, windows, insulation and duct location, usually lands on 3 or 3.5. The difference is not academic: an oversized system in Central Florida satisfies the thermostat in ten minutes, shuts off before it has removed the moisture, and leaves you with a house that is cold and clammy and a compressor that starts and stops all afternoon. Short cycling, explained.
Sizing is also the biggest single lever on the price. The Orlando-metro guides put 2–3 ton systems at $6,500–$10,000 and 4–5 ton at $10,500–$15,000+. A half-ton you did not need is real money, and then it costs more to run.

The parcel file makes the spread visible. These are the smallest and largest medians among the twenty biggest subdivisions:
| Subdivision | Parcels | Median year built | Middle half built | Median sq ft | With a pool |
|---|---|---|---|---|---|
| Casa Park Villas Ph 2 | 168 | 1985 | 1985–1985 | 1,088 | 0 |
| Casa Park Villas Ph 1 | 156 | 1984 | 1984–1984 | 1,156 | 0 |
| The Seasons | 141 | 1997 | 1997–1998 | 1,161 | 0 |
| Tuscawilla Unit 14B | 153 | 1988 | 1988–1989 | 2,686 | 141 |
| Tuscawilla Unit 14A | 140 | 1987 | 1986–1987 | 2,582 | 124 |
| Tuskawilla Crossings Phase 1 | 182 | 2019 | 2019–2020 | 2,531 | 28 |
A 1,088 sq ft Casa Park Villas Ph 2 townhome with two shared walls and a 2,686 sq ft Tuscawilla Unit 14B house with a pool cage on the west side are not two sizes of the same load. They are different loads, and the second one is often a two-system house. That is what the calculation is for.

On the quote
Three things to ask for
What to ask for on a quote: the Manual J summary, with the design conditions it used; the AHRI matched-system rating for the condenser and coil together; and a static pressure reading on the existing ducts, because a load calculation that ignores a 1980s trunk that cannot pass the air is only half a calculation. The City’s permit application will record tons and SEER on its mechanical line either way.
Sizing
Quoted four tons on a three-ton house?
Ask for the Manual J. If there is not one, that is the answer.
